    SPECIFIC PROPERTY RENTAL CRITERIA/NOTES: 

    1. LANDSCAPING MAINTENANCE: Tenants are overall responsible and agree to keep the property grounds clean from debris and trash and to water the trees/bushes as needed throughout the year. There is weekly landscaping maintenance at the owner's expense. 

    2. NO PETS  

    3. Credit scores to be 650 or higher (At least one applicant must meet this criteria). If credit scores for other applicants are in the 649 to 600 range then this is the "conditional range." This means that as long as all other Rental Criteria is met (see Rental Criteria), then the required security deposit will be equal to 1-1/2 times the rental rate if the credit score is in the 649 to 625, or 2 times the rental rate if in the 624 to 600 range. If the credit score is below the "conditional range" the application will be rejected. Please see the Rental Process page for Co-Signer criteria.

    4. UTILITIES: Water, and Trash services are included in the rent at the Owner's expense. NOTE: Excessive use of water may incur additional charges (please be mindful of water use). Electricity (set up with Edison Net-metering Dept. due to Solar), Septic, and Internet services are Tenant responsibility. There is no natural gas at the property. Any other services are Tenant responsibility.

    5. There is NO Garage. There is parking directly across from the front door to the right of the storage shed. 

    6. Washer, dryer and refrigerator are provided as a courtesy. Any potential future repairs will be to discuss with the management company. Owners may not repair.    

    7. NOTE: DUE TO THIS HOME BEING ON SEPTIC AND TO PROTECT THE INTEGRITY OF THE SEPTIC TANK AND LEACH FIELDS, ONLY PROPER TOILET PAPER CAN BE USED AND NOTHING ELSE CAN BE PUT DOWN THE DRAINS (i.e. NO sanitary napkins, flushable wipes, feminine products, etc.). 

    8. PARKING/STORAGE/PROPERTY USE: No other outside storage is allowed. All stored items must be within the shed, covered car-port or the home. Please note the car-port is not weather/rain proof, so do not store items that can get damaged due to weather/pests. No NON-Operable vehicles can be stored at the property. ONLY one recreational vehicle (trailer, RV, or boat) can be stored at the property. This can be discussed with the Management Company. No storage for NON-Owner/personal vehicles, etc. This property is for RESIDENTIAL use ONLY. Not zoned for business use.

    9. Rental will be a 1 year lease to start.

    10. There is a Trailer manufacturing business directly across the street that does have machinery running during normal working hours. Outside of work hours and weekends the machinery is not typically running.
