SPECIFIC PROPERTY RENTAL CRITERIA/NOTES:
1. MUST BE 55+. Residents will have to fill out and age verification form for the HOA. All tenants must agree to abide by the CC&R’s, Bylaws and all rules and regulations of the community. All tenants will provide a copy of their ID and sign necessary forms for the community. Thank you for your help and understanding.
2. Landscaping: Tenants are responsible to keep the front and back yards maintained and in compliance with HOA Rules and Regulations. To keep clean of any weeds and debris. Any fines will be tenant responsibility. Tenants may maintain the yard themselves, or hire their own gardener. There are trees on the property that must be watered as needed.
3. PETS TO DISCUSS. Please see Pet Criteria under the Rental Process page of this website.
4. Credit scores to be 650 or higher (At least one applicant must meet this criteria). If credit scores for other applicants are in the 649 to 575 range then this is the "conditional range." This means that as long as all other Rental Criteria is met (see Rental Criteria), then the required security deposit will be equal to 1-1/2 times the rental rate if the credit score is in the 610 to 649 range, or 2 times the rental rate if in the 609 to 575 range. If the credit score is below the "conditional range" the application will be rejected. Please see the Rental Process page for co-signer eligibility.
5. HOA Rules and Regulations. Any HOA violations and fines will be tenant responsibility. Please also see #1 above. Thank You.
