    SPECIFIC PROPERTY RENTAL CRITERIA/NOTES:

    1. Landscaping: Tenant(s) are responsible to keep the property grounds within 50 feet of the home clean of debris, trash and weeds. Please keep maintained in a neat and tidy condition. 

    2. NO PETS.

    3. Credit scores to be 700 or higher (At least one applicant must meet this criteria). 

    4. Water and Electricity are included at the owner's expense. Trash Service and propane gas at Tenant's Expense. Propane tank is full, so upon vacating the home the Tenants are responsible to fill the tank, which is 80%.

    5. NO Refrigerator, washer or dryer included. Tenants are responsible to provide their own. Reminder, Dryer must run on propane gas or electricity. 

    6. INTERNET: Due to being in a remote area, Starlink Internet seems to be an option that we know of for service. Tenant(s) to do their own research and can purchase the unit that is currently at the property and take it with them. This a recommendation only, tenant can purchase any internet of their choice. NOTE: NO Installation is allowed on the home/structure without approval (home has a new roof). Any damages from installation are Tenant responsibility. Recommend a tri-pod adjacent to the home on the ground.

    7.  This is a shared property. This is why there are A, B, C & D homes with the 3823 address. The 3823 "Home A" is the driveway on the left and Homes B, C & D are the driveway to the right. Tenants are ONLY allowed to use the home, parking area and responsible for the area within 50 feet of the home. There is NO other usage of the property. This is a residential property, so no businesses shall be run from the property.

    8. The driveway is shared entering the property and parking for home A is to the left and separate from homes B, C, & D, which are to the right. Please keep the concrete driveway/parking area clean and clear for vehicles ONLY. NOTE: The concrete driveway is brand new, so any oil leaks, stains, etc., are tenant responsibility. No outside storage of non-operable vehicles. They can be stored in the garage. Any mechanical work on vehicles must be done in the garage. Thank You. 

    9. No other outside storage is allowed. All stored items must be within the home or garage. Thank You! 

    10. Rental will be month-to-month due to the potential of power and water meters separating each unit where tenants will pay their own water and power (along with propane and trash).
