1. Landscaping: Tenants are overall responsible for the front patio area to keep in a clean and well kept condition. This is an HOA community, so any Rules & Regulation fines regarding the patio or exterior of the home are tenant responsibility.
2. PETS to discuss. See Pet Criteria. Must abide by the HOA Rules & Regulations. Dog park close by in the community.
3. Credit scores to be 650 or higher (At least one applicant must meet this criteria). If credit scores for other applicants are in the 649 to 575 range then this is the “conditional range.” This means that as long as all other Rental Criteria is met (see Rental Criteria), then the required security deposit will be equal to 1-1/2 times the rental rate if the credit score is in the 610 to 649 range, or 2 times the rental rate if in the 609 to 575 range. If the credit score is below the “conditional range” the application will be rejected. Please see the Rental Process page for Co-Signer criteria.
4. HOA – This is an HOA community. Please note that any violations and fines from the HOA are tenant responsibility.
5. Refrigerator, washer and dryer are included. Any potential future repairs will be to discuss with the Management Company. Owners may not repair. NOTE: Fridge ice maker does not work.
