SPECIFIC PROPERTY RENTAL CRITERIA/NOTES:

1. Landscaping: Tenant(s) are overall responsible to water all landscaping and keep the property grounds (front and back yard) maintained in a neat and tidy condition. The owners will have a gardener maintain the property at their expense, so please make sure to work with the gardener ensuring proper care for the property’s landscaping and watering.

3. Credit scores to be 675 or higher (At least one applicant must meet this criteria). If credit scores for other applicants are in the 674 to 600 range then this is the “conditional range.” This means that as long as all other Rental Criteria is met (see Rental Criteria), then the required security deposit will be equal to 1-1/2 times the rental rate if the credit score is in the 635 to 674 range, or 2 times the rental rate if in the 600 to 634 range. If the credit score is below the “conditional range” the application will be rejected. Please see the Rental Process page for Co-Signer criteria.

4. Electricity, water, trash service, pest control service and gardener service are ALL INCLUDED in the rent at the owner’s expense. Natural gas, and internet service (provided by AT&T) are tenant responsibility.  The home also has an alarm system that the tenant can set up service direct with the alarm company (surveillance system is Arlo Pro 3). Information for this will be provided.

5. The home includes a refrigerator, washer and dryer. Any potential repairs for these appliances will be discussed with the management company. The owners may not repair.

6. Internet service is tenant responsibility and AT&T is the best carrier that the owners have worked with to provide the best service. Information for this will be provided.

7. There will be 2 mailboxes for the property. The main home will be unit A and the Casita is unit B. Tenants will need to make note of that as the mailing address

8. NOTE: There is central heating in the home, but there is no central AC. The home has a whole house fan that works extremely well during the cooler times of the day. Open the windows while running the whole house fan and it cools off the home very nicely.  

9. NOTE: There is a Casita in the back corner of the property that is occupied. The resident accesses the Casita via the south side yard and the occupants said they rarely see the tenant.
