Gardeners are responsible for basic mainetnance at the owner’s expense. The gardeners come Saturdays every week. This is an HOA community, so any violations/fines are tenant responsibility.

3. Credit scores to be 650 or higher (At least one applicant must meet this criteria). If credit scores for other applicants are in the 649 to 575 range then this is the “conditional range.” This means that as long as all other Rental Criteria is met (see Rental Criteria), then the required security deposit will be equal to 1-1/2 times the rental rate if the credit score is in the 610 to 649 range, or 2 times the rental rate if in the 609 to 575 range. If the credit score is below the “conditional range” the application will be rejected. Please see the Rental Process page for Co-Signer criteria.
4. HOA – This is an HOA community and provides access to two pools (The Club and The Oasis), clubhouse, parks, walking trails, etc. Please note that any violations and fines from the HOA are tenant responsibility.
5. Trash service and Gardener service included at owner’s expense. Electric, water, gas, and all other services are Tenant responsibility.
6. Tenants are responsible to supply their own refrigerator, washer and dryer. There is a refrigerator in the garage (any potential repairs will be discussed with the Management Co. Owners may not repair).
