HOMES "A" & "B" NOTE: These homes are being rented separately. The price includes utilities and services (see below). Excessive usage of water, gas and electric will be written in the contract and overages will be the responsibility of the tenants. Should these homes be rented as one (both together), then the utilities and services will be paid by the tenants.
SPECIFIC PROPERTY RENTAL CRITERIA/NOTES:
1. LANDSCAPING MAINTENANCE: Tenants are overall responsible and agree to help keep the property grounds within 15 feet of the home clean to the dirt. There will be a gardener responsible for basic maintenance at the owner's expense.
2. PETS to discuss. See Pet Criteria
3. Credit scores to be 650 or higher (At least one applicant must meet this criteria). If credit scores for other applicants are in the 649 to 575 range then this is the "conditional range." This means that as long as all other Rental Criteria is met (see Rental Criteria), then the required security deposit will be equal to 1-1/2 times the rental rate if the credit score is in the 610 to 649 range, or 2 times the rental rate if in the 609 to 575 range. If the credit score is below the "conditional range" the application will be rejected. Please see the Rental Process page for Co-Signer criteria.
4. UTILITIES: Water, Gas, Electric & Trash service are included in the rent (if renting the whole property then tenants will pay ALL utilities and services).
5. This is a shared property and separated by a small fence. This is why there is an "A" and "B" for the 20130 address. The 20130 "Home A" is on the left and "Home B" is the 1 bedroom, 1 bath, home over the garage.
6. The 2-Car Garage is for use of the "Home A." The Laundry/Storage room (to the right of the 2 car garage), Carport (to the right of the Laundry/Storage room) and the Shed/Small Garage (to the right of the Carport) are for "Home B."
7. NOTE: DUE TO THIS HOME BEING ON SEPTIC AND TO PROTECT THE INTEGRITY OF THE SEPTIC TANK AND LEACH FIELDS, THERE IS A MAXIMUM LIMIT OF 6 PEOPLE THAT CAN LIVE ON THE PROPERTY IN TOTAL (INCLUDING BOTH "A" AND "B" HOMES).
