1. MUST BE 55+. Please go to the Seven Hills Association website by clicking the link below and review the Community's age restrictions, Covenants, Conditions and Restrictions (CC&R’s), Bylaws and Board approved rules of the Seven Hills Property Owners Association; and agree to abide by the CC&R’s, Bylaws and all rules. 2. Landscaping: Tenants are overall responsible to keep the front and back yards maintained and in compliance with HOA Rules and Regulations. Any fines will be tenant responsibility.  

3. PETS TO DISCUSS. Please see Pet Criteria under the Rental Process page of this website.

4. Credit scores to be 650 or higher (At least one applicant must meet this criteria). If credit scores for other applicants are in the 649 to 600 range then this is the "conditional range." This means that as long as all other Rental Criteria is met (see Rental Criteria), then the required security deposit will be equal to 1-1/2 times the rental rate if the credit score is in the 625 to 649 range, or 2 times the rental rate if in the 600 to 625 range. If the credit score is below the "conditional range" the application will be rejected. Please see the Rental Process page for co-signer eligibility. 

5. HOA Rules and Regulations. Any HOA violations and fines will be tenant responsibility. Please also see #1 above. Thank You.

6. All utilities and services are tenant responsibility. 

7. Refrigerator included. Tenants responsible to supply their own washer and dryer. Fridge is a courtesy and any potential repairs will be to discuss with property owner. They may not repair.
